Organize the Home Loan Process
To help you in the process Premier Residential Mortgage of Texas has developed a checklist that you can use in managing the home loan process. If you have any questions concerning the home loan process, please contact your Premier Home Mortgage Loan Expert who is on standby ready to assist you with your home mortgage needs.
In general, the documentation you will need includes:
Property Information (if you already have a contract on a house)
If you have sold your current home, copy of settlement statement (closing disclosure).
Income & Assets
Pay stubs for the last 30 days.
For the past two years:
Names and addresses of each employer for past two years.
Complete tax returns may be required
All pages of statements for each bank, mutual fund, and/or investment account for the last two months.
If you have made any large deposits to your accounts:
Explanation and source for deposit.
If large deposit was a gift:
Signed gift letter (lender can supply).
Copy of gift check.
Copy of deposit receipt.
If you own more than 25% or more of a business:
Corporate or partnership tax returns.
Tax returns for the last two years (with schedules).
Year-to-Date Profit and Loss Statement- Jumbo Loans (If using this income for qualification purposes).
If you own rental property:
Tax returns for the last full year and current rental agreements.
If you are retired:
Pension Award Letter.
If you receive Social Security:
Social Security Award Letter.
If you are counting child support as income:
Copy of divorce settlement.
Copy of twelve months of cancelled child support checks or 12 months print out from the County Child support division.
Explanation of credit report anomalies, including:
Late payments, credit inquiries in the last 120 days, charge-offs, collections, judgments and/or liens.
Bankruptcy filed within last seven years (bring a copy of your bankruptcy papers).
Copy of DD Form 214, Report of Separation.
Photo ID and proof of Social Security number.
Residence addresses for the past two years.
If applicable, a copy of your divorce decree.
If you are not a citizen, a copy of the front and back of your Visa/Permanent Resident card.

Consumers wishing to file a complaint against a mortgage banker or a licensed mortgage banker residential mortgage loan originator should complete and send a complaint form to the Texas Department of Savings and Mortgage Lending, 2601 North Lamar, Suite 201, Austin, Texas 78705. Complaint forms and instructions may be obtained from the Department's website at www.sml.texas.gov. A toll-free consumer hotline is available at 1-877-276-5550. NTFN, Inc. is licensed under the laws of the state of Texas and by state law is subject to regulatory oversight by the Department of Savings and Mortgage Lending. The department maintains a recovery fund to make the payments to certain actual out of pocket damages sustained by borrowers caused by acts of licensed mortgage banker residential mortgage loan originators. A written application for reimbursement from the recovery fund must be filed with and investigated by the department prior to the payment of a claim.
